March through August are perceived to be the best time to sell your home. But that doesn't mean all home sales occur during the warmer months. January 2017 was the fastest paced January for home sales since 2007.In the wintertime there are fewer buyers, but the buyers are the serious buyers. The buyers that have to move, you will not get the "lookers". Also there are less properties on the market, therefore, less competition. 

Here are some tips for your wintertime sale:

1. Price it right. Consult with your local broker to list at a fair market price.

2. Condition. When it's cold out buyers tend to pay more attention to a home that has a chilly, drafty feel. Check heating systems, fireplaces, roof, doors, insulation. A warm and cozy home will help bring a good offer from a buyer who's excited to purchase your winter-ready home.

 

3. Great first impression: Try to use Summer or Spring photos. Shovel and salt driveway and sidewalk. Don't over decorate. Don't get carried away with scented candles, they could trigger someones allergies.
